Every home is different. So is every family.
Jerry Jankowski · Owner

After twenty-two years of remodeling, I can tell you that no two kitchens, bathrooms or basements are ever the same. Every house has its own plumbing, its own structure and its own surprises. And every family is at a different stage of life. A young couple, a family with kids and a couple in retirement each want something different from the same room.

So we start by listening. We look at what you have, ask how you will really use the space, and show you finished projects, ours or ones you have saved on Pinterest, until we find what feels like you. Bold or traditional, a gym or a TV room, the design, the layout and the style should fit your personality, not a template. Then we build it.

The spa bath

Your personal retreat

A freestanding tub, warm light and quiet surfaces turn the bathroom from a pit stop into a retreat. It’s the room where you reset — after work, after the kids, after the day.

We plan the tub, the floor and the lighting together so the room feels calm from the doorway: soft light, uncluttered surfaces and a place to set down a candle.

Pro tipPut the lights on dimmers: bright for mornings, soft for nights.
Walnut double vanity with brass hardware and framed mirrors with sconces
II
The vanity as furniture

A fresh start every morning

Furniture-style vanities in rich wood with warm brass hardware are everywhere right now, and for good reason: they look like part of the home, not part of the plumbing.

Pair one with framed mirrors and sconces at face height, and the morning routine happens in flattering light — no shadows under the eyes.

Pro tipSconces beside the mirror flatter better than a light bar above it.
Bathroom with backlit mirror, marble-look glass shower and illuminated blue exhaust fan
III
Light and ventilation

Dry, clear and steam-free

A great bathroom isn’t only beautiful, it’s dry. A properly sized exhaust fan, vented outside, clears the steam so mirrors stay clear and mold never gets a start — and models with a built-in LED light add a soft glow at night.

Pair it with a backlit mirror, a frameless glass enclosure and a waterproof membrane behind every tile, and the room stays fresh for decades — not just until the first winter.

Pro tipRun the fan for about 20 minutes after every shower. We can put it on a timer.
“The best luxury isn’t more. It’s calm.
Walk-in shower with black herringbone accent wall, marble-look tile and hex mosaic floor
IV
The step-free shower

A walk-in shower, no fuss

More homeowners are choosing a roomy walk-in shower over a tub. A black herringbone feature wall, marble-look tile and a hex mosaic floor turn the shower into the showpiece of the room.

A built-in niche keeps bottles off the floor, large tile means fewer grout lines, and the step-free entry makes it comfortable at any age.

Pro tipLarger tiles mean fewer grout lines, which means less scrubbing.
Bathroom with dark textured wallpaper, gold sconces, black mirrors and white double vanity
V
Moody walls

A little drama, done right

Dark, textured walls with warm gold sconces and black fixtures are one of the most dramatic looks in bathrooms right now. Against a white vanity and clean quartz, the contrast looks custom.

The key is in the details: a moisture-rated wallcovering, a quiet exhaust fan to keep the room dry, and lighting at face height so the room feels glamorous instead of gloomy.

Pro tipAsk for vinyl or moisture-rated wallcovering. Regular wallpaper won’t last in a steamy room.

The statement kitchen

A showpiece for your guests

Walk in and the room should make you say “wow.” Today’s showpiece kitchens do it with restraint: clean cabinetry, one beautiful stone, a dramatic range hood and lighting that makes everything glow.

In a Houzz survey of more than 7,500 homeowners remodeling kitchens, 79% said an improved look and feel was a top reason. People remodel to be proud of the room they live in.

Pro tipPick your stone first and build the rest of the palette around it.
Kitchen island with upholstered bar stools and quartz counter
II
The island

Host like you mean it

The island has become the center of the party. In that same Houzz survey, 61% of remodels included an island and 77% opened the kitchen to the rooms around it.

A well-planned island seats your guests, hides the prep and keeps the cook in the conversation — with enough room around it that two people can pass without a collision.

Pro tipAllow roughly 42 to 48 inches of walkway around the island so the party can flow.
Bright white kitchen with a window, dark island and linear pendant lights
III
Morning light

Where every day starts

Breakfast, homework, the “how was your day” talk — this is where a family actually lives. Window light, a durable counter and comfortable seating decide whether you linger or dash.

We plan landing spots for coffee, backpacks and mail so the daily chaos has a place to go, and choose finishes that shrug off spills and elbows.

Pro tipAsk for a power outlet inside the island. Laptops and chargers will thank you.
“The best kitchens aren’t remembered for the appliances. They’re remembered for who was standing around the island.
Navy kitchen with gas cooktop, brick accent wall and subway tile backsplash
IV
Work zones

Cooking that feels effortless

Great cooking spaces are designed in zones: prep, cook, clean and store, each with what you need within reach. A gas cooktop under a real hood, a deep sink and counter space on both sides changes the whole rhythm of making dinner.

Under-cabinet lighting that shows exactly what you’re chopping, deep drawers instead of low doors and a tile backsplash that wipes clean. Small decisions you feel on day one.

Pro tipVent to the outside. A powerful hood is the quiet hero of a kitchen.
Navy island kitchen with marble-look quartz, brass stools and LED lighting
V
Bold color

Beauty that lasts

Deep navy cabinets, a marble-look quartz island, brass stools and LED accent lighting: color is how kitchens express personality now, while the finishes underneath stay timeless.

Quartz resists stains and needs almost no upkeep, and well-built cabinets don’t go out of style. You choose the finishes once and enjoy them for years — and the next buyer notices.

Pro tipGo bold on the cabinets and calm on the counters. A quiet quartz lets the color do the talking.

The media wall

The TV center your whole family gathers around

One feature families love in a finished basement is the media wall. A big screen set into a stone-clad wall, flanked by lit niches and a linear fireplace, gives the whole room a focal point — and a reason for everyone to gather.

We build it into the plan from day one: wiring for the TV, sound and fireplace runs inside the wall, so no cables show and all you see is the picture. Accent lighting in the niches does the rest.

Pro tipPlan the screen height around where you’ll actually sit. A TV mounted too high is a neck ache on movie night.
Basement home theater with projector screen and reclining seats
II
Home theater

Movie nights, done right

A projector screen, surround sound and a row of recliners turn Friday night into an event — no tickets, no parking and no sharing the armrest with a stranger.

The difference between a TV room and a theater is in what you can’t see: speaker wire run before the drywall goes up, a ceiling that keeps the sound from traveling upstairs and lighting you can drop to near-dark with one button.

Pro tipDecide the screen wall on day one. Wiring, seating, even the soffits are planned around it.
Finished basement home gym with equipment and accent wall
III
Home fitness

A gym in your own home

No commute, no membership, no waiting for the treadmill. A basement gym gets used because it’s twenty steps from the kitchen.

A concrete slab is hard on joints and equipment, so we plan for it: sport flooring where you lift, a mirror wall, bright even lighting and a deep accent color that makes it feel like a studio instead of a storage room.

Pro tipCheck the ceiling clearance for your tallest piece of equipment before the layout is final.
“A finished basement isn’t a bigger house. It’s a better one.
Open finished basement with an air hockey table and wood flooring
IV
The game room

A playroom the kids will love

Air hockey, foosball, ping-pong — the basement is where the noisy fun belongs. The kids get room to run and shout, and the living room upstairs stays calm.

Durable, wipe-clean flooring and plenty of built-in storage keep the mess contained, so clean-up takes minutes, not an afternoon.

Pro tipBuild the toy storage in. Closed cabinets turn a playroom into a family room in two minutes when guests arrive.
Finished basement bar with wooden counter and bar stools
V
The entertaining bar

Where the memories get made

Every family has a spot where the good stories happen. In a lot of homes it’s a bar with stools, soft light and a counter wide enough for the snacks — where birthdays, game days and holidays naturally collect.

A wet bar or kitchenette also means no more trips upstairs for ice and drinks. Add a small fridge, a sink and a few pendants over the counter, and your basement becomes the house everyone wants to host at.

Pro tipPlumb for a sink now, even if you don’t install one yet. It’s inexpensive to rough in and costly to add later.

How we finish a basement, from first visit to final walkthrough

A finished basement is the most affordable way to add real living space — but only if the unseen work is done right. Here is exactly what happens, in order, so you always know what comes next.

BasementsKitchensBathrooms
Typical timelineAbout 8–12 weeks on site, depending on size and scope
You getFree 3D design when you build with us
We handlePermits, every trade, daily cleanup
You decideLayout, finishes, and the look of every room
Phase 1

Plan it

Everything decided on paper before a hammer swings.

  1. 1

    Free estimate and walk-through

We come to your home, measure the space, and look at the things that decide a basement project: ceiling height, stairs, windows and egress, the furnace and water heater, plumbing drains, and any signs of past moisture.

Your partShow us the whole basement, and tell us what you dream of using it for.

  2. 2

    3D design and layout

We draw your basement in 3D so you can see it before it exists — where the walls go, how the rooms flow, where the bathroom, bar or theater sits, and where lights and outlets belong.

Your partWalk through the design with us. Moving a wall now costs nothing; moving it later costs real money.

  3. 3

    Selections and written proposal

You choose flooring, paint, doors, trim, lighting and fixtures. We put everything into a clear written proposal with scope, price and schedule.

Your partPick finishes early so materials can be ordered ahead of the work.

Phase 2

Prepare it

The part nobody sees — and the part that protects your investment.

  1. 4

    Permits and protection

We handle the permit paperwork where it is required. Before demolition we set up dust barriers, protect floors and stairs, and plan a clean path in and out of your home.

Your partTell us the best entrance for crews and where materials can be stored.

  2. 5

    Moisture check and sealing

Basements fail from water, not from bad paint. We check walls and floors, deal with any leaks or cracks, and use the right moisture control and insulation so the new space stays dry and warm.

Your partLet us know about any past leaks, even small ones. It is better to know now.

Phase 3

Build it

Walls go up, systems go in, and it starts to feel like rooms.

  1. 6

    Framing

Walls are framed to your 3D plan, with soffits for ducts, space for plumbing and wiring, and any egress window or bedroom requirements built in.

Your partCome see your rooms take shape — this is a great day for a walkthrough.

  2. 7

    Plumbing, electrical and HVAC rough-in

Drains and water lines for a bathroom or bar, new circuits, outlets, recessed lights, TV and data wiring, and heating and cooling runs are all installed inside the open walls.

Your partLast chance to add outlets, switches or lighting without opening drywall.

  3. 8

    Inspections

Where required, the rough work is inspected before the walls are closed. We schedule it and make sure it passes.

    Your partNothing needed from you.

  4. 9

    Insulation and drywall

Insulation goes in, then drywall is hung, taped and sanded smooth. Ceilings, soffits and stairs are finished so the lines look clean.

Your partExpect some dust and noise — we contain it and clean up daily.

Phase 4

Finish it

The visible details that make it feel like part of your home.

  1. 10

    Paint, doors and trim

Walls and ceilings are primed and painted, doors are hung, and baseboards and casing are installed and finished.

Your partConfirm paint colors on the wall sample before the final coats.

  2. 11

    Flooring, tile and built-ins

Flooring goes down, bathroom tile is set and grouted, and bars, kitchenettes, shelving or media walls are installed.

Your partKeep pets and kids out of finished floors while they cure.

  3. 12

    Fixtures and final trim-out

Light fixtures, switches, plumbing fixtures, vanities, hardware and accessories are installed, tested and adjusted.

    Your partNothing needed from you.

Phase 5

Hand it over

You walk through, we make it perfect.

  1. 13

    Final walkthrough and punch list

We walk the whole space together, note anything you want touched up, and fix it. Final inspections are completed where required, and the space is cleaned top to bottom.

Your partTake your time and point out anything at all — that is what the walkthrough is for.

Good to know before you start

Ceiling height mattersMost codes want a minimum finished ceiling height, so measure early. We check this on the first visit.
Plan for a second exitIf you want a bedroom in the basement, you will need a proper egress window. It is easier to plan it from day one.
Think about soundInsulating the ceiling between floors keeps the movie night from becoming everyone’s movie night.
Decide the bathroom earlyPlumbing is the biggest cost driver, and the drain location decides where a bathroom can go.

Common questions

Can my basement be finished if it has had water problems?

Often yes, but the water has to be dealt with first. We look at where moisture is coming from and fix it before anything is built over it.

Will I need permits?

Most basement remodels do. We handle the paperwork and the inspections for you.

Can I stay in the house during the work?

Yes. The work happens downstairs, we protect your floors and stairs, and we clean up every day.

Can you add a bathroom, bar or bedroom?

Yes. That is part of the design stage — we show you where each one fits in 3D before you commit.

How we remodel a kitchen, from first sketch to first dinner

A kitchen touches almost every trade in a house, which is why it needs one team and one plan. Here is the whole process in order, including the waiting periods most people never hear about until they are in the middle of one.

BasementsKitchensBathrooms
Typical timelineAbout 6–10 weeks on site, plus ordering time for cabinets and counters
You getFree 3D design when you build with us
We handlePermits, every trade, daily cleanup
You decideLayout, cabinets, counters, tile and lighting
Phase 1

Plan it

Layout and selections first, so every trade works from one plan.

  1. 1

    Free estimate and measure

We visit your home, measure the room, note where plumbing, gas, venting and electrical are now, and listen to how you actually cook, entertain and use the space.

Your partTell us what drives you crazy about your kitchen today — that is the most useful thing we can hear.

  2. 2

    3D design and layout

We draw your new kitchen in 3D: where the range, sink and refrigerator go, how the island works, how many people can move around it, and how it connects to the rest of the house.

Your partReview the design with us and change anything. Layout changes are free on paper and expensive once cabinets are ordered.

  3. 3

    Selections

You choose cabinets, countertops, backsplash, flooring, lighting, faucet and hardware. Appliance models are confirmed now so cutouts and utilities are exact.

Your partSelections are the longest part for most homeowners — start early.

  4. 4

    Proposal, schedule and ordering

Everything goes into a clear written proposal. Once you approve it, we order cabinets and materials. Cabinets and stone often take several weeks, so we line up the schedule around them.

Your partApprove the proposal and confirm the start date.

Phase 2

Prepare it

Protect the house and set up a kitchen you can live with.

  1. 5

    Permits and protection

We handle permit paperwork where required, set up dust barriers and floor protection, and plan the route in and out of your home.

Your partPack up the contents of the kitchen. We will tell you what to set aside for your temporary kitchen.

  2. 6

    Demolition

Old cabinets, counters, flooring and backsplash come out. Appliances are disconnected and plumbing and electrical are capped safely. Debris is hauled away.

Your partSet up a temporary kitchen with a microwave, coffee maker and cooler or small fridge in another room.

Phase 3

Build it

Walls, wiring and plumbing — the layers behind the beauty.

  1. 7

    Walls, framing and structure

If your design removes or opens a wall, the structural work is done to plan, with proper support. New soffits, pantry walls and openings are framed.

    Your partNothing needed from you.

  2. 8

    Plumbing, electrical and venting rough-in

New water and drain lines, dedicated circuits for appliances, outlets, under-cabinet and recessed lighting, and range hood venting are installed while the walls are open.

Your partLast chance to add outlets, lighting or a pot filler before the walls close.

  3. 9

    Inspections

Where required, the rough work is inspected before it is covered.

    Your partNothing needed from you.

  4. 10

    Drywall, paint and flooring prep

Walls and ceilings are insulated where needed, drywall is repaired or hung, taped and finished, then primed. Flooring is installed or prepared.

Your partConfirm paint color on the wall before the final coats.

Phase 4

Finish it

Cabinets, counters and the details you notice every day.

  1. 11

    Cabinet installation

Cabinets are set level and plumb, secured and aligned so doors and drawers line up. Crown, toe-kicks and trim follow.

Your partWalk through the cabinet layout once the boxes are in — you will see the kitchen for the first time.

  2. 12

    Countertop template and install

Once the cabinets are set, the stone fabricator measures exact templates. The counters are cut to fit, then installed a short time later.

Your partYou cannot use the sink during this window, so plan a short stretch of simple meals.

  3. 13

    Backsplash and trim-out

Tile or backsplash goes in around the counters, then plumbing fixtures, outlets, switches, lighting and hardware are installed.

    Your partNothing needed from you.

  4. 14

    Appliance install and testing

Appliances are set, connected and tested. Hood, dishwasher, range and refrigerator are checked to make sure everything works as it should.

Your partHave your appliances delivered on the date we give you.

Phase 5

Hand it over

Final inspection, punch list, and your first dinner.

  1. 15

    Final walkthrough and punch list

We walk the kitchen with you, adjust doors and drawers, touch up paint and caulk, and fix anything on your list. Final inspections are completed where required and the home is cleaned.

Your partTest everything. Run the faucet, open every drawer, turn on every light.

Good to know before you start

Order early, plan around lead timesCabinets and stone are not in stock. The wait is the most common cause of kitchen delays, so we order as soon as you approve the plan.
Make the big decisions firstLayout, appliances and cabinet style drive everything else. Smaller choices like hardware can be made later.
Plan your temporary kitchenA microwave, a toaster oven and paper plates make weeks of remodeling much easier.
Think about lighting in layersOverhead, under-cabinet and accent lighting together make a kitchen feel finished.

Common questions

Can I stay in the house during the remodel?

Yes. Most families do. We contain dust, protect your floors and clean up every day. Many people set up a small temporary kitchen in another room.

How long without a kitchen?

The kitchen is fully out of use during demolition and most of construction. Your schedule will tell you the exact weeks. Ordering time for cabinets and counters happens before demolition, so it does not add to the time without a kitchen.

Can we move the sink or the range?

Often yes. Moving plumbing, gas or venting changes the scope, so we plan it in the design stage and price it clearly in the proposal.

Do I need to hire the countertop and tile people?

No. We coordinate every trade under one contract, so you deal with one team.

How we remodel a bathroom, from demolition to the first hot shower

A bathroom is small, but it has more trades per square foot than any other room. The difference between a bathroom that looks good for a year and one that lasts for decades is what happens behind the tile. Here is the process, step by step.

BasementsKitchensBathrooms
Typical timelineAbout 3–5 weeks on site, plus ordering time for tile, vanity and glass
You getFree 3D design when you build with us
We handlePermits, every trade, daily cleanup
You decideLayout, tile, vanity, fixtures and shower style
Phase 1

Plan it

Every decision made before demolition starts.

  1. 1

    Free estimate and measure

We measure the room, look at the existing plumbing, ventilation and electrical, and talk about how you use the bathroom — who uses it, how you shower, and what is not working.

Your partTell us what you want more of: storage, space, light, a bigger shower.

  2. 2

    3D design and selections

We draw your new bathroom in 3D. You choose tile, vanity, tub or shower, glass, fixtures, lighting and accessories, so you can see how everything works together.

Your partBring pictures of bathrooms you like. They help more than descriptions.

  3. 3

    Proposal and ordering

Everything goes into a clear written proposal with scope, price and schedule. Once you approve, we order tile, vanity, fixtures and any special items.

Your partApprove the proposal and confirm the start date.

Phase 2

Prepare it

Open it up and find out what is really behind the walls.

  1. 4

    Protection and demolition

We protect floors and the path through your home, then remove the old tub or shower, tile, vanity, toilet and flooring down to the framing.

Your partPlan where to shower for a few weeks — a second bathroom, a gym membership, or a quick plan with a neighbor.

  2. 5

    Repairs and subfloor

With everything open, we check the subfloor and walls for water damage or rot and repair them. Surprises are handled before we build anything new.

    Your partNothing needed from you.

  3. 6

    Plumbing, electrical and ventilation rough-in

New shower valve and drain, supply lines, outlets, lighting circuits and the exhaust fan are installed, then inspected where required.

Your partLast chance to move a light, add an outlet, or add a recessed niche.

Phase 3

Waterproof and tile it

The most important step of the whole project.

  1. 7

    Backer board and waterproofing

Cement board goes on the walls and floor, then a waterproof membrane system, such as Schluter, is installed over every surface that will get wet. Corners, niches and the drain are sealed.

Your partNothing needed from you — but ask to see it. It is the one step that will be buried forever.

  2. 8

    Flood test

The shower pan is filled with water and monitored to prove it holds before any tile is set.

    Your partNothing needed from you.

  3. 9

    Tile and heated floors

Heated floor cable goes in if you chose it. Tile is laid out so the lines look right, then set on the walls, floor and niche, and grouted and sealed.

Your partLook at the layout before grouting. This is when small adjustments are easy.

Phase 4

Finish it

Paint, fixtures and glass bring it all together.

  1. 10

    Drywall, paint and trim

Walls and ceiling are finished, primed and painted. Doors and trim are installed.

    Your partConfirm the paint color.

  2. 11

    Vanity, toilet and fixtures

The vanity and top are set, the toilet is installed, and faucets, shower trim, lights, mirrors and accessories are all installed and tested.

    Your partNothing needed from you.

  3. 12

    Shower glass

Custom glass is measured after the tile is finished and installed a short time later. Hardware and seals are adjusted so it closes properly.

Your partYou may need to wait a few days before the first full shower while the glass is made.

Phase 5

Hand it over

Walk it, test it, enjoy it.

  1. 13

Good to know before you start

Waterproofing is the whole gameTile does not keep water out — the membrane behind it does. Ask any contractor what they use and how they test it.
Ventilation prevents moldA properly sized and vented exhaust fan protects your new bathroom for decades.
Plan storage nowNiches, a bigger vanity and wall cabinets are easy to add at the design stage and hard to add later.
Glass takes timeShower glass is measured after tile and takes a short time to fabricate, so plan for it in the schedule.

Common questions

How long will my bathroom be out of use?

For most of the project. Your schedule will show the exact weeks. If you only have one bathroom, tell us at the first visit and we will plan around it.

Can you turn a tub into a walk-in shower?

Yes. It is one of our most popular projects, and we show it in 3D before you commit.

What is a curbless shower?

A shower with no step up, so the floor flows from the bathroom into the shower. It looks clean, and it is easier to use.

Do I need a permit?

Many bathroom remodels need one, especially when plumbing or electrical is changed. We handle the paperwork and inspections.

Jerry Jankowski, founder of HSC HomeServe Construction, in a finished kitchen

Know your destination, and we’ll get you there.

HSC HomeServe Construction was founded by Jerry Jankowski, who started in construction in 2004 and opened Jerry’s Remodeling as a solo handyman, learning the trade hands-on through kitchens and bathrooms. In 2013 the business became HSC HomeServe Construction, taking on commercial projects along the way. Over time we made a deliberate choice to focus on what we do best: kitchens, bathrooms, and basements.

Every project starts with a plan. Remodeling a home is like a road trip: you know the destination, but there are many routes to get there. That is why 3D design is part of every project — it grew out of necessity, so you can see the vision clearly before anything is built, avoiding confusion and keeping the path simple. It is also why we treat every customer as a partner, working together to turn your vision into something real.

Frequently asked questions

Straight answers about cost, timelines, permits and how we work. Don’t see yours? Call or text (773) 220-5180.

How much does a kitchen remodel cost?

Kitchen remodels start at $27,500 for a same-layout kitchen (70–100 sq ft), $32,500 when the layout changes, and $42,500 when walls are opened and everything is custom. Larger kitchens cost more, and your final number comes from your 3D drawings and your finishes. Appliances are not included. The Pricing page lists every level and size.

How much does a bathroom remodel cost?

Bathroom remodels start at $14,999 for a 3-fixture hall bathroom with the same layout, $22,500 when we take it down to the studs, and $27,500 for a new layout with premium finishes. Larger bathrooms and primary suites cost more. The Pricing page shows each size.

How much does it cost to finish a basement?

Basement finishing starts at $47,500 for 500–700 sq ft with a bathroom, and goes up with size and with extras like a media wall, wet bar, theater or bedroom suite. The Pricing page lists the Bronze, Silver and Gold levels for every size.

What is included in your starting prices?

Starting prices include labor, rough materials and a finish allowance for the tile, fixtures and finishes you pick with us. They do not include permits and architect fees, appliances, structural changes, code corrections to existing systems, mold or asbestos remediation, or moving plumbing or electrical beyond what the level lists. Anything we find behind the walls is priced separately and never started without your OK.

Do you charge for estimates or design?

The first visit and estimate are free. The 3D design, a full Chief Architect design with renderings, floor plan and elevations, is free when you build with us.

Do you offer financing?

Yes, through Acorn Finance, a lending marketplace where you can compare offers from several lenders. Loans go up to $100,000 with terms up to 20 years. Pre-qualifying takes about a minute and uses a soft credit check. Your rate and term are set by the lender.

How long does a remodel take?

On site, a bathroom takes about 3–5 weeks, a kitchen about 6–10 weeks, and a basement about 8–12 weeks, depending on size and scope. Cabinets, stone, tile and glass are ordered ahead, so ordering time comes before the start date.

Can I stay in my house during the remodel?

Yes. Most families do. We protect your floors and stairs, contain dust and clean up every day. For a kitchen, most people set up a small temporary kitchen in another room. If you have only one bathroom, tell us at the first visit and we will plan around it.

How does a project work from start to finish?

It runs in eight steps: a discovery call, a design consultation at your home, measuring and a first concept, a 3D design review, material selections, a pre-construction walk, construction, and a final walkthrough with your warranty. You get one point of contact from the first call to the last.

Who works on my project?

The same crew is on site from demolition through the final walkthrough. Plumbing and electrical are done by licensed plumbers and electricians, and everything is handled under one contract.

What is the 3D design?

Before anything is built, we draw your room in Chief Architect: 3D renderings, a floor plan and elevations. You see the layout, finishes and lighting and can change anything on paper, where changes are free.

Do I need a permit?

Many remodels do, especially when plumbing, electrical or structure changes. We handle the permit paperwork and schedule the inspections where they are required. Permit fees are not included in starting prices.

Are you licensed and insured?

Yes. HSC HomeServe Construction is licensed and insured, plumbing and electrical are done by licensed plumbers and electricians on every job, and a certificate of insurance is available on request.

What warranty do you offer?

Every project is backed by a 5-year workmanship warranty.

Can you move the sink or the range?

Often yes. Moving plumbing, gas or venting changes the scope, so we plan it in the design stage and price it clearly in your written proposal.

How long will I be without a kitchen?

The kitchen is out of use during demolition and most of construction, and your schedule shows the exact weeks. Ordering time for cabinets and counters happens before demolition, so it does not add to the time without a kitchen.

Do I need to hire the countertop and tile people myself?

No. We coordinate every trade under one contract, so you deal with one team.

How much of a kitchen budget goes to cabinets?

Cabinets are usually the biggest single line in a kitchen, often around a third of the total. The grade you pick (stock, semi-custom or custom) moves the number the most. We show the options side by side in your proposal.

What is the difference between stock, semi-custom and custom cabinets?

Stock cabinets come in set sizes and finishes, semi-custom let you change sizes and details, and custom cabinets are built to your room. Stock is the lowest price and custom the highest. Semi-custom is a common middle choice, and lead times are longer as you move up.

Can you reface my cabinets instead of replacing them?

Refacing can make sense when your layout stays the same and the cabinet boxes are in good shape. If the layout changes or the boxes are damaged, new cabinets are usually the better value. We look at yours at the free estimate and tell you honestly.

Quartz or granite for kitchen counters?

Quartz is engineered, non-porous and does not need sealing. Granite is natural, handles heat well and may need sealing from time to time. Both are durable, so it usually comes down to look and budget. We can bring samples to your home.

When are countertops measured and installed?

Stone counters are measured after the cabinets are installed, then fabricated and installed. That step takes time, so we build it into your schedule. Your sink and cooktop choices need to be final before the measurement.

How much space should I leave around a kitchen island?

About 42 inches of clear walkway on each working side is a common target, and about 48 inches if two people cook at once. We test this in your 3D design before anything is ordered.

Island or peninsula: which is better?

An island needs room to walk all the way around it. A peninsula attaches to a wall or cabinet run and fits smaller or narrower kitchens. Your room size and layout decide, and your 3D design shows both.

Can we open the wall between the kitchen and dining room?

Often yes. First we find out whether the wall is load-bearing. If it is, it needs a properly sized beam and usually a permit, which changes the scope and price. This is the kind of job in our $42,500 starting tier, where walls are opened.

Where should the range hood vent?

When the layout allows, the hood should vent to the outside rather than recirculate air back into the kitchen. The duct route is part of the design stage, because it affects cabinets, walls and ceilings.

Can I switch from a gas range to electric or induction?

Yes. An electric or induction range needs its own 240-volt circuit, and the gas line is capped safely if it is no longer used. We plan this at the design stage and put it in your written proposal.

Can I keep my existing appliances?

Yes, if they fit the new layout. Tell us at the first visit so we design around their exact sizes. Appliances are not included in our starting prices, whether you keep yours or buy new ones.

When should I order appliances?

Early. Cabinets and counters are built around the exact size of your appliances, so we want the model numbers before ordering the cabinets. We will tell you when in the schedule to buy.

Do you update the electrical in the kitchen?

New electrical work is done to current code and inspected where required. Fixing existing wiring that is not part of the work is priced separately, and we tell you before anything is started.

How do I choose a kitchen layout?

The common layouts are L-shaped, U-shaped, galley and island kitchens. The room, the windows and doors, and how you cook decide which works best. We draw your options in 3D so you can compare before committing.

What kitchen lighting should I plan for?

Most kitchens work best with three layers: general lighting from the ceiling, task lighting under the cabinets, and accent or pendant lights over an island. Planning the wiring early is much cheaper than adding it later.

What storage upgrades are worth it?

Pull-out trays, deep drawers for pots, a trash pull-out, a tall pantry and soft-close hardware are the upgrades people use every day. We show where they fit when we draw your cabinets.

How tall should the backsplash be?

The standard is the counter to the bottom of the upper cabinets. Running tile to the ceiling behind a range or hood is a popular look. We price each option when we go over selections.

What if you find a problem behind the walls?

It happens in older homes: old wiring, plumbing or water damage. We stop, show you, and price the fix separately. Nothing extra is started without your OK.

What if I want to change something after construction starts?

Changes are free on paper during the 3D design stage. After construction starts, a change is written up with its price before the work is done, so you always know the cost first.

How do I get an exact price for my kitchen?

Start with the free estimate at your home. Then we draw your 3D design, pick materials together and put everything in a written proposal. Starting prices on the Pricing page are a guide, and the final number comes from your design and finishes.

Can you turn a tub into a walk-in shower?

Yes. It is one of our most popular projects, and we show it in 3D before you commit.

What is a curbless shower?

A shower with no step up, so the floor flows from the bathroom into the shower. It looks clean and is easier to use at any age.

How do you waterproof a shower?

We install cement board and a waterproof membrane system, such as Schluter, over every surface that gets wet. Corners, niches and the drain are sealed, and the shower pan is flood-tested before any tile is set.

How long will my bathroom be out of use?

Plan on about 3–5 weeks on site for a typical bathroom, plus ordering time for tile, vanity and glass before we start. If it is your only bathroom, tell us at the first visit and we will plan around it.

Walk-in shower or keep the tub?

A walk-in shower is easier to use and looks more open. If it is your only tub in the house, or you have young kids, keeping a tub can matter for resale and daily life. We can draw both in 3D.

What is a shower niche?

A built-in shelf recessed into the shower wall so bottles do not sit on the floor or hang from a rack. It needs to be framed and waterproofed carefully because it has many corners. We choose the size and position with you in the design.

Frameless or framed shower glass?

Frameless glass has no metal around the panels and looks cleaner. Framed glass costs less and is more forgiving of small wall differences. Custom glass is measured after the tile is done, so we plan that step in the schedule.

Is large-format tile a good choice?

Large tiles mean fewer grout lines, so the surface looks cleaner and is easier to wipe down. They need a flat surface, and the layout has to be planned so you avoid thin cuts at walls. We plan the layout before tile is set.

Can you add heated floors?

Yes. An electric heating mat goes under the tile and needs its own circuit and a thermostat. It is easiest to add during a remodel while the floor is open.

Do I need a new exhaust fan?

Almost always a good idea. Bathrooms need a fan that vents outside, not into the attic, to control humidity and prevent mold. We size it for the room and put it in your proposal.

Can you add a second sink or a double vanity?

If the room is wide enough, yes. A double vanity also needs both drains and supply lines. We check the space in 3D first, and you will see whether a double fits comfortably.

What vanity height is best?

Standard vanities are lower, and comfort-height vanities are closer to kitchen counter height. Tall adults often prefer the taller one. We help you choose with your height and your family in mind.

Should I plan for grab bars?

If you want the option now or later, yes. Solid blocking inside the wall lets bars be installed anywhere, and it is much easier to add while the walls are open. It costs little at the framing stage.

What floor tile is slip-resistant?

Look for tile with a textured finish, and smaller tiles with more grout lines grip better on a wet shower floor. We will help you balance safety and look when we go through selections.

What is the difference between cement and epoxy grout?

Cement grout is the standard choice and should be sealed. Epoxy grout resists stains and moisture better and costs more to install. For a shower we will go over which suits your budget and use.

Will you replace the shower valve and pipes?

When the wall is open, replacing an old valve is a smart move because it is cheap now and expensive later. We look at your pipes during demolition and recommend what to change.

What toilet should I choose?

Comfort-height toilets sit higher and are easier to use. Elongated bowls are more comfortable than round. We check clearances in the design so the toilet fits the space properly.

Can you make my bathroom bigger?

Sometimes, by borrowing space from a closet or neighboring room. Moving walls affects plumbing, electrical and sometimes structure, so we look at it during the design stage. That is the work in our $27,500 new-layout level.

Do you do the plumbing and electrical?

Yes, with licensed plumbers and electricians on every job, all under one contract with us. You do not have to hire them separately.

What lighting should a bathroom have?

Light at the mirror from both sides, or a lit mirror, avoids shadows on your face. A light inside the shower is common for walk-in showers. Everything near water has to be rated for it. We plan this with your design.

What happens to my old tub, vanity and tile?

They are removed during demolition and taken out of your home. Your project schedule shows the day demolition starts.

What does it cost to move the toilet, tub or shower?

Moving fixtures changes the plumbing and sometimes the floor framing, so the price goes up. Keeping fixtures where they are is the lowest-cost option. We show both choices in your written proposal.

What is a primary suite remodel?

It is a larger bathroom, often with a double vanity, a bigger shower, a soaking tub and sometimes a closet or dressing area. Pricing starts with larger sizes on our Pricing page, and the design decides the final number.

Can a basement with water problems be finished?

Often yes, but the water has to be dealt with first. We look at where moisture is coming from and fix it before anything is built over it.

Do basement remodels need permits and inspections?

Most do. We handle the paperwork, and the rough work is inspected before the walls are closed where required.

Can you add a bathroom, bar or bedroom?

Yes. That is part of the design stage, and we show you where each one fits in 3D before you commit. A basement bedroom needs a proper egress window, which is easiest to plan from day one.

How high does my basement ceiling need to be?

Building codes set a minimum finished ceiling height, commonly around 7 feet, and your village's rule decides. We measure at the free estimate and tell you if ducts or beams are an issue.

Should I test for radon before finishing the basement?

Yes. Radon is common in northern Illinois homes, and the test is inexpensive. If the level is high, a mitigation system is much easier to install before the walls are finished.

How do you keep a finished basement from feeling damp?

We find where moisture comes in and fix that first. After that, the walls and floor are built with materials that handle moisture, such as moisture-resistant subfloor products. Nothing should be built over an active water problem.

What flooring works best in a basement?

Luxury vinyl plank and tile handle moisture well and are the most common choices. Solid hardwood glued directly to concrete is not a good idea. We pick the right floor system with you based on the conditions.

Where does the sump pump go, and can I still reach it?

The pump stays accessible. We build around it so it can be serviced and checked. We also plan access to the main shutoff and cleanouts.

Will I be able to get to the furnace and water heater?

Yes. Mechanical equipment is kept accessible with access panels or doors, and enough clearance is left around it. It also has to meet code, so we plan it into the design.

Drywall ceiling or drop ceiling?

A drywall ceiling looks cleaner and more finished. A drop ceiling makes access to pipes, valves and wiring easier. Some basements use a drywall ceiling with access panels in the right spots. We show both in your design.

How do you handle ducts and low beams?

Soffits and boxed-in sections hide them, and the layout is planned so they land in places you will not notice, such as along walls or over a closet. We measure and draw this before building.

How do you insulate and warm a basement?

The walls are insulated to keep the room from feeling cold, and heating and cooling supply is extended into the new space. Your design shows where vents and returns go.

Can I put a bathroom in my basement?

Yes. If the drain is below the main sewer line, an ejector pump lifts waste up. Otherwise we cut the concrete and run new drain lines to the existing line. Our $47,500 starting price for 500–700 sq ft includes a bathroom.

Can you add a wet bar to a basement?

Yes. A bar with a sink needs water supply and a drain, so it is planned with the plumbing. Without a sink, it is simpler and costs less. A wet bar is one of the extras listed on the Pricing page.

How do you plan a basement home theater?

We plan seating, screen position and wiring early. Insulation in the ceiling and walls helps with sound, and dark finishes help the picture. Your design shows where speakers, outlets and the screen go.

What is a media wall?

A feature wall that holds the TV, often with built-in lighting, an electric fireplace or shelving. It is planned with the electrical so the cords are hidden.

Is the electrical panel big enough for a finished basement?

Often yes, but not always. A finished basement adds lights, outlets and sometimes a bar, bathroom or theater. A licensed electrician checks your panel and tells us if it needs work.

What smoke and carbon monoxide detectors are required?

Code requires working smoke alarms and carbon monoxide alarms, and a finished basement usually needs them added. We include them in the electrical plan and the inspector checks them.

What are the stair rules for a finished basement?

Stairs and railings have to meet code for rise, run, handrails and headroom. We check yours at the free estimate and tell you if anything needs to change.

Can I finish only part of my basement?

Yes. Many homeowners finish a family room and bathroom and leave a storage or laundry area unfinished. We plan the finished space and keep mechanicals accessible.

Does a finished basement add value?

It adds usable living space, and many buyers like it. The return depends on your market and the quality of the work. We cannot promise a number, and it is worth asking a local real estate agent.

Do I need an egress window in a finished basement?

Any basement bedroom needs an egress window or door, and many areas require one for a finished basement with living space. We check the code with your village and plan the window opening in the design.

The story

This Hanover Park master bedroom was a complete remodel. We took out the entire ceiling and the walls, so the room was open down to the framing.

With everything open, we re-insulated the ceiling and the walls, then rebuilt them. New recessed lights went into the ceiling, and the room got wood-look plank flooring and fresh paint, including a blue accent wall.

Then we built a custom closet with shelving and hanging space, and covered the whole wall with four-panel sliding doors so everything stays easy to reach.

What we did

  • Removed the whole ceiling and the walls
  • Re-insulated the ceiling and the walls
  • Added recessed lights in the ceiling
  • Built a custom closet with shelving and hanging space
  • Installed four-panel sliding doors across the whole closet wall

What we did on this job

On this Gurnee bathroom we removed the old tub surround, vanity and finishes and took the toilet nook down to the subfloor. With the walls open, we ran new supply lines before anything was closed back up.

Why demo day matters

Opening the walls is the first real look at what is behind them: old pipes, past leaks, rot or wiring that is not up to code. It is far cheaper to find and fix those things now than after new tile is on the wall.

If we find something that was not in the plan, we tell you and price it separately. Nothing extra is started without your OK.

What to expect as the homeowner

  • Noise and dust for the first days. Keep kids and pets away from the work area.
  • The water will be shut off for short periods while pipes are changed. Ask us which days.

Bathroom · Gurnee, IL · Step 2 of 4 · Tub and framing

Setting the tub and framing the shower walls: Gurnee, IL

The new tub goes in level and supported before the walls are closed.

Gurnee bathroom new tub set with walls open to the framing
New tub set, walls still open
Gurnee bathroom new tub set with framing and insulation exposed
Framing and insulation exposed

What we did on this job

The new tub is set and the framing around it is ready. The blue film on the tub is a protective cover that stays on until the work around it is finished. The insulation in the walls is visible before the wall surface goes up.

Why the tub goes in before the walls

A tub has to sit level and fully supported, or it will flex, crack caulk lines and eventually leak. Setting it while the walls are open lets us check level, connect the drain and confirm everything is tight before it is covered up.

What this stage looks like to you

  • The room looks worse before it looks better: bare studs, insulation and a covered tub are normal.
  • This is a good time to confirm niche position, shelf and grab bar locations. Blocking is easy to add while the studs are open and hard to add later.

Bathroom · Gurnee, IL · Step 3 of 4 · Waterproofing

Shower waterproofing and framed niche: Gurnee, IL

New wall board, a framed niche and a waterproofing layer behind the tile.

Gurnee bathroom new drywall with framed niche and waterproofing
New wall board with the niche framed
Gurnee bathroom shower walls covered in waterproofing membrane
Shower walls waterproofed, niche sealed

What we did on this job

New wall board went up and the shower niche was framed in. The shower walls were then covered with an orange waterproofing membrane, including the seams and the niche, before any tile was set.

Why waterproofing matters more than tile

Tile and grout are not waterproof on their own. Water gets through grout lines, so the layer behind the tile is what protects the wall. Most shower failures start with water behind the tile, not with the tile itself.

Niches are the weakest spot in a shower because they have many corners and seams. That is why we seal them carefully before tiling.

Questions to ask any contractor

  • What waterproofing system do you use behind the tile?
  • Is the niche sealed, and are the seams covered?
  • Are the joints where the tub meets the wall sealed?

Floor tile layout and leveling: Gurnee, IL

Large-format floor tile goes in on a leveling system for a flat finished floor.

Gurnee bathroom floor tile going in with leveling clips
Floor tile going in with leveling clips
Gurnee bathroom finished tiled tub surround with lit niche
Finished tiled tub surround with lit niche

What we did on this job

Large-format floor tile went in over the prepared floor. The yellow pieces in the photo are leveling clips that hold neighboring tiles flush while the setting material cures.

Why layout and leveling matter

Large tiles show every dip in the floor. A flat floor, a planned layout and a leveling system keep the edges even, so you do not catch a toe on a raised corner. Planning the layout first also avoids thin sliver cuts along the walls and at the tub.

The finished tub wall and the lit niche came after the floor. You can see the finished room on the project page.

What we started with

These photos were taken on January 14, 2025, at the start of this Hanover Park master bedroom remodel. The job took out the whole ceiling and the walls, so this is the room before any of that started.

Why we photograph the start

Before photos show exactly where a job began, so you can see how far it came. They also help us keep the plan clear before any work starts.

What we did on this job

On this Hanover Park master bedroom we removed the whole ceiling and the walls, re-insulated both, added recessed lights in the ceiling, installed wood-look plank flooring and painted the room with a blue accent wall. We also built a custom closet with shelving and four-panel sliding doors that cover the whole wall.

The result

A brighter, better-insulated room with clean new lighting and a closet wall that opens up for full access. Photos taken on January 30, 2025.

— ★★★★★ Google Reviews
★★★★★

"I recently had my master bathroom remodeled with HomeServe Construction, Inc. and it turned out amazing! Jerry is friendly and great to work with. He was very helpful with suggestions on picking out tile, vanity, fixtures, and other supplies for the job. He went out of his way to make sure that everything was done right including redoing all of the drain plumbing under the bathroom (the ceiling below was open from a recent bathroom flood so there was easy access), raising the height of the showerhead (we're tall), replacing the shower valve, as well as redoing the venting in the attic for the exhaust fan. Everything operates so much better than before. He suggested extra touches like low profile can lights in the ceiling and stainless steel shower niches for shelves. He and Mario are very hard workers and cleaned everything when they were done with the job. They were able to deal with challenges like replacing sections of rotted subfloor, moving the toilet and shower drain, tiling on uneven walls, moving electrical outlets and more. They used Schluter boards and membrane to waterproof behind all of the tile and shower basin and under the tile floor so that there is no chance of leaking in the future. Jerry kept good lines of communication and frequently asked if I had any questions and informed me of next steps. His work is excellent, and I already plan to hire him again for future projects."

"Homeserve remodeled our basement into an apartment in 2026. Jerry and his team did an amazing job! From the beginning Jerry was organized, communicative, and transparent. Everything was done to a very high standard of workmanship. Our daughter adores him. He has become a part of our family. Jerry and Mario made us feel confident in their trust. We look forward to working with them again. Highly recommended!!"
